I live in one of the buildings administrated by Orin Management in Midtown Manhattan for more than 16 years. In terms of service, attention to any request, super and staff, I don’t remember having any serious complaints. Eventually/sporadically, the elevator is not working, or theres a leak on the sink, but that happens in every building. Probably Orin had more complains about my music, oops. The Super and building care are on great hands of a couple that I really like and respect, R&C. On the administrative section they are always very prompt. A, the administrator is a systematic and straight to the point man, that’s great. His temper can be “a little too much”. On the other hand, he is a generous man, and always made a way to fix or set anything I needed. Nobody is perfect, neither am I. But I’m sure we will be improving our communication and find a balance. Thank you and absolutely a 5 ⭐️ 🙏🏼
After graduating from college, I was excited to live in a more diverse neighborhood. Unfortunately, my experience with management has been frustrating. They’ve been unprofessional and unresponsive, particularly when it comes to safety concerns. My apartment gets extremely cold in the winter, especially at night. We noticed this during our first winter in the apartment (Winter of 2022). We would complain to the super but he told us to reach out to management. When I called management (usually at night when it was coldest), I would reach a voicemail system with no response. Unfortunately, as a fresh graduate, I was not aware of NYS laws surrounding heat so I used space heaters (which ended up costing us ~$400 extra/month which management did not accomodate). These issues continued into Winter of 2023 where despite reaching out to the superintendent and management, my concerns were often ignored. I had to repeatedly pester management to get any action. While Steve was kind at first and some steps were taken, the problem persisted. We got to a breaking point. At this point, this was the second winter we were dealing with these temperatures so we withheld rent due to unsafe temperatures. In NYS, tenants have the right to withhold rent due to unremedied code violations in their unit. Management escalated the situation after calling and saying that they would pursue legal action if they did not receive payment. We explained that the heat was still not sufficient but he did not seem to be concerned with it at this point. This occurred in the same month they received a violation from NYS for unsafe temperatures. More recently, I reported a potential gas leak. I left a message on the emergency line but got no response so left a voicemail (I have proof of this attempted call). Con Edison ended up sending the fire department, who confirmed the apartment was eventually safe. When I followed up with management, they claimed "We do not see a call registered from you... Why have you waited three days to contact us again?" This was *incredibly* frustrating, unprofessional, and appeared to place the blame on me as the tenant. On a positive note, the building community is great, and day-to-day interactions with management have been okay. But the lack of responsiveness to serious issues like heat and potential gas leaks is troubling. I’m now preparing for grad school, and hope that this winter goes smoothly but my experience with management has left a lot to be desired. Update: The live-in super has tried to improve the heating from his side and has openly communicated regarding the situation, which is very appreciated!
NEVER SIGN WITH THEM! TERRIBLE 0 star orin is charging $50 because the surface of the "stove is dirty" after i moved out. i cleaned it with clorox. they are accusing that we left it dirty when their employee went to clean the place and left cleaning product residue sitting on the stove. their lease does not have ANY indication of doing an inspection, they also NEVER notified us of having one. they also take very long to respond to simple emails. landlord never picks up the phone unless you bug him through text for a couple of days. terrible repairs-- the ceiling leaked on 3 different occasions and they just plastered over the leak. TERRIBLE experience.
Lived there for years, moved out September 27th 2021. This management company decided to charge me for October’s rent take out of my security deposit with no explanation
Deducted $1200 from my security deposit and will not send me and itemized list of the damages and charges even though I moved a month ago. Do not trust this management group.
